How this calculator works

  1. The base loan is the price minus your down payment.
  2. Upfront MIP is modeled at 1.75% of the base loan and can be financed.
  3. The annual MIP rate depends on term, loan size, and loan-to-value using the 2023-05 schedule.
  4. The first-month MIP estimate applies that annual rate to the financed amount.

Confirm the MIP before you treat it as a payment

HUD sets mortgage insurance premiums and can change them. The rates here are the schedule in Mortgagee Letter 2023-05, including the $726,200 loan-amount split used in that letter. That figure is not a claim about this year's conforming limit.

FHA also has mortgage limits, property rules, and credit standards. A down payment under 3.5% is flagged because that is a common minimum for eligible borrowers, not because this site can approve a loan.

Common questions

Is FHA mortgage insurance the same as PMI?

No. FHA uses MIP, with an upfront premium and an annual premium. Conventional PMI is a different product and is modeled on the PMI calculator.

Can everyone use an FHA loan?

No. The property, the borrower, and the loan amount have to meet current FHA rules.
