First-Time Buyer Programs, Without the Hype

National programs are not interchangeable

FHA is a mortgage-insurance program with its own MIP. VA is for eligible service members, veterans, and some surviving spouses, with a funding fee that some borrowers do not pay. USDA guaranteed loans depend on location and income.

None of the calculators can tell you that you qualify. They price the fee assumptions after you enter a price and a down payment.

State and local help needs a source

Assistance programs change, close, and limit income or purchase price. Publishing fifty pages of grant amounts without a dated source would be misleading.

Use the program's own site or a housing counselor, then type any help you can document into the down-payment or closing-cost fields.
