Size is not a different formula

Principal and interest still use the standard amortization formula. What changes is pricing, reserve requirements, and how much down payment the lender wants.

If a lender calls the loan jumbo, use the rate and the mortgage-insurance or fee terms on that quote. Do not assume the conventional 20% PMI rule still applies the same way.

Limits are a lookup, not a paragraph

The Federal Housing Finance Agency publishes conforming limits. They are updated. A guide that hard-codes last year's number will become wrong.

Until this site is wired to that publication, it will describe the idea and ask you to check the current county limit yourself.
