Use the quote you can actually get

Do not type a rate you saw advertised for a different credit tier. The break-even math is only as real as the rate.

If the quote is higher than your current rate, expect the page to hide break-even. That is the correct result, not a broken calculator.

Time can change the file

Paying down card balances and avoiding new credit applications are ordinary steps people take before a refinance. This site does not estimate how many points a score will move.

Government programs have their own credit rules. Eligibility is not something the VA, FHA, or USDA calculators decide.
